Short answer
Engineered wood is the sensible default in Dallas. It handles humidity swings and slab foundations far better than solid wood, and a good one with a thick wear layer can be refinished at least once.

Two clarifications. Engineered wood is real wood — a genuine hardwood wear layer over a stable plywood core — and it is not a lesser product. It is often the more appropriate one. And luxury vinyl plank varies enormously between the cheap and the good; the wear layer thickness is the number that predicts how it will look in five years.
What does Texas specifically demand?
- Humidity swings. North Texas moves between humid and very dry. Solid wood expands and contracts with it, opening gaps in winter and cupping in summer. Engineered wood moves far less.
- Slab foundations. Common here and a genuine constraint. Solid wood should not be glued or nailed directly to a slab without a proper moisture barrier and subfloor. Engineered wood and tile are designed for it.
- Clay soils. Foundations move seasonally. A rigid floor over a moving slab can crack, which is an argument for checking the slab’s condition before choosing a brittle material.

- Heat underfoot. Dark tile in a sunroom or by a large window gets genuinely hot.
Flooring chosen from a showroom sample is the most commonly regretted selection in a house. A box of the actual product, laid in the room for a week, settles it.

The general principle: one floor through the public rooms, tile where water lands, and soft surfaces where sound matters. Changing material at every doorway makes a house feel chopped up and adds a transition strip to trip over each time.
Choosing wood well
- Wear layer thickness is the single most important number on an engineered board. A thick layer can be sanded and refinished; a thin one cannot be touched.
- Board width. Wide boards read calm and contemporary and move more with humidity. Narrow boards are more traditional and more stable.
- Species and cut. White oak is the current default for good reason — hard, stable, takes any finish. Rift and quarter-sawn oak move less than plain-sawn and cost more.
- Finish. Site-finished gives a seamless surface with no micro-bevels and takes days of the schedule plus fumes. Pre-finished is more durable at the surface and installs immediately.
- Matte over gloss. Gloss shows every scratch, footprint and dust mote. Matte hides wear, which is why almost all current specification is matte or low-sheen.
- Color. Very dark floors show dust and pet hair; very light floors show dirt. Mid-tones with visible grain hide both, which is why they dominate.
- Acclimation. Wood must sit in the house before installation. Skipping this is how a floor gaps or cups two months later.
Transitions, thresholds and continuity
- Run the same floor as far as it will go. Continuity is the cheapest way to make a house feel larger.
- Where materials must meet, meet them flush. A level junction looks intentional and is not a trip point — which matters more with age, as covered in aging-in-place design.
- Change material at a door, in the closed-door position, so the junction is invisible from both rooms.
- Plan for height differences. Tile plus mortar bed is often thicker than wood; the subfloor is adjusted so the finished surfaces align.
- Where a wall has been removed, the old floor line has to be woven in rather than patched in a straight line, or it will always be visible — see removing a load-bearing wall.
- Stairs are their own problem. Treads and risers have to relate to the floor at both ends — see staircase and railing remodels.
Installation details that matter
- Check the slab first. Moisture testing and flatness. A floor laid over a slab that is out of tolerance will telegraph it.
- Order 10 percent overage, more for a diagonal or herringbone layout, and keep a box for repairs. Later production runs will not match.
- Decide the direction. Boards usually run the long dimension of the space or perpendicular to the joists. Decide it deliberately, because it is very visible.
- Underlayment matters for sound, particularly upstairs and with LVP.
- Flooring goes in before or after cabinetry? Ask early — it affects appliance heights, toe kicks and whether a future cabinet change is possible.
- Protect it. Floor protection during the rest of the build is not optional, and finished floors should not be walked on by trades.
