Removing a load-bearing wall

The wall itself is the cheap part. What costs money is where the load goes afterwards, and that answer is settled by an engineer rather than by a contractor’s opinion on site.

Short answer

Assume a wall is structural until a professional says otherwise. Walls running perpendicular to the floor or ceiling joists, walls under a wall above, and walls near the center of the house are the usual suspects. Nobody can tell from a photograph.

Removing one requires a beam, posts, and a path for the load to reach the foundation. The posts and that load path are where the cost and the complications sit — not the beam itself.

It needs a structural engineer and a permit. Dallas, Highland Park and University Park each handle this their own way, and unpermitted structural work becomes your problem when you sell.

How can you tell if a wall is load-bearing?

You cannot be certain without looking, but these indicators raise the probability substantially:

What is not reliable: how thick the wall is, whether it feels solid, and the confident opinion of anyone who has not looked into the ceiling. In houses that have already been remodeled once — which is most older Dallas houses — the original framing may have been altered in ways that make the obvious answer wrong.

What removing one actually involves

  1. Investigation. Opening the ceiling to see the joist direction and how the wall meets the structure above.
  2. Engineering. A structural engineer sizes the beam and specifies the posts, the connections and the load path.
  3. Permit. Submitted with the engineer’s drawings.
  4. Temporary shoring. Walls built on both sides to carry the load while the original is removed. This is the point at which the house is genuinely being held up by temporary work, and it is not the moment for improvisation.
  5. Demolition and beam installation. Usually a single intense day.
  6. Posts and load path. The beam bears on posts, the posts bear on something, and that something has to continue down to the foundation. This may mean opening a floor below, adding a footing, or reinforcing a slab.
  7. Inspection before anything is covered up.
  8. Rerouting whatever was inside the wall.
  9. Making good — ceiling, floor, trim, paint, on both sides.

Steps six and eight are where budgets move. A beam is a known quantity; what happens under the posts and what has to be rerouted are discovered as the work proceeds, which is why this specific job carries a larger contingency than most — see change orders and budget control.

Know before you plan around it

Whether a wall can come out, what it takes, and what it does to the schedule are answerable early — long before cabinetry is quoted or a kitchen is designed around an opening that may not be affordable.

A dropped beam is frequently the better design answer as well as the cheaper one. In an open plan, a beam marking where one zone ends and another begins gives the space definition it otherwise lacks — the argument is made more fully in open plan or defined rooms. Detailed properly, with a surround matching the room’s trim, it reads as architecture rather than as a compromise.

In houses from before about 1980 there is one further consideration: older materials in the wall or ceiling may need testing before demolition. Any competent contractor will raise this; if nobody mentions it, ask.

How do I know if a wall is load-bearing?
The strong indicators are that it runs perpendicular to the joists above, that there is a wall directly above it on the next floor, that it sits near the center of the house roughly parallel to the ridge, or that there is a beam or girder beneath it. None of these is proof. The only reliable method is to open the ceiling and look, which is why an investigation comes before any pricing.
