New and newer houses

Much of the North Dallas work is in newer houses, where the structure is sound and the question is how to make the house feel finished. If the house is still being built, the leverage is before closing: outlets placed against a furniture plan, blocking in the walls for televisions, mirrors and drapery hardware, sconce boxes and pendant positions centered on where the table will sit, and plumbing rough-in for a future bar — cheap during construction and expensive afterwards. Two-story rooms

Double-height entries and family rooms are the hardest rooms to furnish. Fixtures are sized to the volume rather than the floor plan, the upper wall is used for tall art or a mirror, drapery runs the full height of two-story windows, and lamps bring the room back to human scale. Then the house is furnished in order: the furniture plan, rugs, seating (ordered early, because custom upholstery has the longest lead time — see furniture lead times), tables, window treatments, lighting, paint and art.

4. Furnish and finish. Furniture, window treatments, lighting, rugs and art ordered, installed and styled, so the room is finished rather than nearly finished.
