In short

Chateau Concepts is a Dallas interior design and general contracting firm led by Jan Revels, ASID, who has been designing in Dallas since 1997. Across the Park Cities she designs single rooms and whole homes, kitchen and bathroom remodels and built-ins, and can run the build herself — so the person who drew the plan is the one making sure it is built that way.

The Park Cities set a high bar: architecture with history, homeowners with strong taste, and rooms that host everything from carpools to charity dinners. Jan has designed here since 1997 — she knows the homes, the workrooms that meet their standard, and how to honor a house’s character while making it live the way your family actually lives.

Four things to establish before designing anything

Older Park Cities homes reward renovation and punish assumptions. These four facts decide most of the cost and nearly all of the surprises, so they come before any layout:

  1. The foundation type. Pier-and-beam leaves a crawl space for rerouting plumbing; a slab means cutting concrete to move a drain, which changes the cost of moving a sink or a toilet dramatically.
  2. The electrical service and wiring. An older panel may not carry a modern kitchen.
  3. The plumbing material.
  4. Whether earlier work was permitted.

Two towns, two processes

Highland Park and University Park are separate towns. Each issues its own permits, sets its own requirements and runs its own inspections, and a Preston Hollow or North Dallas address is the City of Dallas again. Working hours, street parking, dumpsters and tree protection are enforced here, and fines are real. The detail is in the Park Cities renovation guide, with town-specific guides for Highland Park and University Park.

How a project with Jan runs

  1. Consultation at the house. A working meeting where Jan looks at what is there, asks how you live in the rooms and tells you what is possible — including what is not. See what to expect at a first consultation.
  2. Plan and selections. Floor plans, elevations and every finish chosen before anything is scheduled, because unmade decisions are what delay projects.
  3. The build. Jan can run the construction herself as general contractor, or hand a complete plan to your own builder.
  4. Furnish and finish. Furniture, window treatments, lighting, rugs and art ordered, installed and styled, so the room is finished rather than nearly finished.

Frequently asked questions

Which areas count as the Park Cities?
The Park Cities are Highland Park and University Park, two separate towns surrounded by Dallas. Jan also works in Preston Hollow, North Dallas and across Dallas — see the Highland Park and University Park pages.
What should we find out before a Park Cities renovation?
The foundation type, the electrical service and wiring, the plumbing material, and whether earlier work was permitted. Those four facts decide most of the cost and nearly all of the surprises.
Can Jan work with our own builder?
Yes. Through remodeling consulting, Jan produces the plan, the elevations and the selections, and your contractor builds it. Bring her in before the layout is fixed and before anything is ordered; after the plumbing is roughed in, most of the value has already been spent.
How do Jan’s fees work?
The fee structure is agreed in writing for a defined scope before design work begins, and Jan will tell you at the consultation which approach suits your project. The common models, and what each one rewards, are explained in how interior designers charge.
How do I start?
Call 214-797-4657 or send the contact form to book a consultation. Bring photographs of rooms you like, a floor plan if you have one, a budget range you are willing to say out loud, and the other decision-maker.
